Tradition Place is a new mixed-use development project proposed by Tradition Homes, LLC. The site is located at the corner of West Broad and South Spring Streets. As proposed the project includes the following elements:
six-story mixed-use building with a ground floor retail use of approximately 9,725 square feet;
second floor of approximately 1,832 square feet;
four-story of residential condominium with 60 units; and
three levels of underground parking.
The Applicant proposes to consolidate two parcels – 819 and 821 W. Broad at the corner of South Spring and West Broad Streets. The site is currently zoned B-1, Limited Business and R-1A, Low Density Residential planned for Business on the City’s Comprehensive Plan Future Land Use Map.
The City is asked to consider the following land use actions associated with the development proposal:
Zoning Map Amendment (Rezoning) – to change from R-1A, Low Density Residential to B-1, Limited Business;
Comprehensive Plan Future Land Use Plan Map Amendment – from Business to Mixed-Use;
Special Exception – to allow residential use within a mixed-use development;
Special Exception – to allow a height bonus (up to 30 feet) from allowed B-1 maximum height of 55 feet.
Development proposals of this scale must go through numerous phases of staff review and receive several reviews and approvals by boards, commissions and City organizations before they are considered for approval by the City Council. At this time the application is under preliminary staff review.
