Project Status: Complete
The City Council approved the site-plan in 2013. Construction began in 2014 and the residential units in the mixed-used development opened in 2016. A Target opened in the building in May 2018.
About the Proposed Development
On May 13, 2013, the City Council approved a special exception and a comprehensive plan amendment for a mixed-use project known as the Reserve at Tinner Hill, at 540 and 580 South Washington Street (subject properties).
The proposed development is a building of 85 feet in height and the following uses:
- A neighborhood grocery store of approximately 25,000 square feet
- Retail/restaurant space of approximately 8,000 square feet
- Commercial lease space of approximately 10,500 square feet
- 224 rental apartments
- A plaza of 7,000 square feet
City Council approval of a special exception was required to allow residential uses on property zoned Business District, and to allow a 30 foot height bonus.
The comprehensive plan amendment changed the future land use map designation of the subject properties from "business" to "mixed use."
