DevelopmentThe Planning Division provides development review for site plans of commercial, townhouse, and multi-family projects; special exceptions; subdivisions; and rezonings. Planning also develops and implements long-range planning efforts including the Comprehensive Plan, the Zoning Ordinance, fiscal impact modeling, and traffic calming policies.

If you are seeking information on a particular development proposal or application, then look in the adjacent right-hand column under "Development Projects". If the development proposal or application is or has been scheduled for review by the Planning Commission, then there may be information available under the agenda postings on the Planning Commission webpage. If you are unable to find the information desired, please contact the Planning Division at 703-248-5040 (TTY 711).




According to the 2010 Census, the City of Falls Church population is 12,332 - an increase of 18.8% or 1,955 people over the last 10 years (up from 10,377 people in 2000). Compare that to the 8.3% growth rate (799 people) from 1990 to 2000 and a less than 1% growth rate (63 people) from 1980 to 1990. Before preparing plans or drawings and/or submitting an application, make sure the property is within the City of Falls Church's 2.2 square mile limits. The Postal Service has assigned Falls Church mailing addresses to many properties that are not actually located within the City.

The primary Falls Church city zip code is 22046, with a few properties in 22042, 22044 and 22205. Zip code 22040 is used for post office boxes. Most residential addresses in the City have three digits; addresses indicated on Leesburg Pike, Route 7, Arlington Boulevard, Route 50, Lee Highway, or Route 29 are likely not within the City of Falls Church.
