Rendering of 301 West Broad Street Proposed Project A new mixed-use development 301 West Broad Street is proposed by Rushmark Properties, LLC and Falls Church Development, LLC for the properties encompassing 255-310 West Broad Street at the intersection of West Broad and Little Falls Streets. The proposed redevelopment and conceptual plan includes:
  • A seven-story mixed-use building with a ground floor commercial including a Harris Teeter grocery store (60,000 square feet) and other retail (3,470 square feet).

  • Six-stories of residential multi-family rental apartments (282 units) above the one story ground floor commercial uses with the mixed-use building totaling seven-stories.

  • An underground parking garage with three levels of parking and 573 spaces.
The properties are currently developed with a vacant U.S. Post Office, a restaurant, a commercial parking lot and vacant commercial zoned land. An application has been filed for special exception(s) to allow multi-family rental residential uses in a mixed-use project within an existing B-2, central business zoning district and a height bonus of 15 feet over the allowed 75 foot maximum height.

The City's Adopted Comprehensive Plan: Future Land Use Plan Map (2005) designates the subject property as "Mixed-Use" and the adopted plan specifically recommends the consolidation of properties and redevelopment of the old Post Office area as part of the future planned City Center. The regulations and criteria for evaluation of the proposal include Section(s) 48-90 Special Exceptions; Section 48-488 Special Exceptions and 48-486, Principal Uses Permitted by Right (B-2), of the City Code.

The application was submitted in November 2012 and revised and resubmitted in late January 2013.

In February/March 2013, a formal public review process will be initiated by the City Council at a future meeting and subsequently a referral by City Council to various city, citizen boards and commission for review, recommendations, with a mandatory recommendation by the Planning Commission and final consideration and formal action by the City Council. Future public meetings, work sessions and public hearings will be noticed on associated agendas and when required advertised, according to law.
