Project Status and Process

This project was first formally submitted on January 18, 2024, as a Special Exception application. It is currently under an initial staff review and is slated to be first presented to the City Council on March 4, 2024. In addition to this initial work session, it is expected to be brought in front of the City of Falls Church Planning Commission on March 6, 2024, for a "Town Hall", which includes representatives from each Board and Commission to hear the presentation and give initial thoughts on the project.

About the Development

The Maple and Annandale Special Exception Application was submitted by Cascade Realty Partners & Stewart Investment Partners in early 2024. It is to transform an underutilized parking lot at the northwest corner of S. Maple Ave. and Annandale Rd. into a Mixed-Use Development and add to the downtown core. The Special Exception requested is for a residential use in a mixed-use district and for a height bonus of 10 feet. The project, in its current form, will include the following:

  • Up to 7 stories (85') of residential multifamily rental apartments (196 Units)
  • 191,300 SF of Residential Space, 11,112 SF of Amenity Space, and 11,930 SF of Commercial Space
  • Underground parking structure, containing 259 spaces
  • Proposed uses include Two Birds, which will provide an innovative ground floor commercial use. Additionally, Applicant is partnering with CRi to provide diverse housing opportunities for historically underserved populations

Site

The project site consists of three parcels that will be consolidated as part of this development. The main project property (RPC 52-309-121) is located at the northwest intersection of S. Maple Avenue and W. Annandale Rd. The project also incorporates a portion of the Burke and Herbert site (RPC 52-309-114) along with an underutilized strip of City EDA owned land (RPC 52-309-115) that was acquired as part of the realignment of S. Maple Avenue. The properties are identified on the Future Land Use Map as a Mixed-Use-Area and is currently zoned B-2 (Central Business)
