A rezoning and special exception application has been filed to construct a proposed new, six-story class A office building with ground floor retail at the corner of North Washington/East Columbia Streets at 400 North Washington Street. The owner of record is North Washington, LLC.
Zoning Amendments
The rezoning requests to amend the City's Official Zoning District Map from T-1, transitional district to B-1, limited business district and the special exception request is for a building height bonus of 23 feet. The City's Adopted Comprehensive Plan - Future Land Use Plan Map (2005) designates the subject property as mixed-use and the adopted
North Washington Street (Area Plan), Planning Opportunity Area 1, (2012) recommends medium density for future redevelopment. The regulations and criteria for evaluation include:

The application is tentatively scheduled for an initial public presentation at the joint
City Council / Planning Commission work session on the evening of Monday, November 19, 2012, at City Hall.
Public Review
A formal public review process will be initiated by the City Council at a future meeting and in due course require formal action by the City Council, with a mandatory recommendation from the
Planning Commission. Future public meetings, work sessions and public hearings will be noticed on associated agendas and when required advertised, according to law.
